A Commercial Fifteen (15) Day Notice is the form used in order to evict a commercial tenant WITHOUT A LEASE in order to get the Landlord’s property back. Under Florida law, the notice cannot expire in the middle of a rental period. Therefore, the notice will expire the day before the next rental period begins (i.e., if rent is due on the 1st, then the notice will expire on the 31st). As is always the case, please be careful when mailing notices or when the Landlord’s address is in a different county than where the notice is being posted, as one should always add five business days and that may change the expiration date of the notice.
In order to fill out the form you will need the following information: Landlord’s name, address, phone number, Tenant’s name, address of the rental property, and the day the rent is due. Please note that if you truly want the Tenant out of the property you cannot accept rent once the fifteen day notice has been posted.
